Who is James C. Bivins? And why should I trust him to sell my home?
Successfully listing and selling your home is a very complex task with many variables. It takes someone who not only is a Real Estate Market Area Expert, but someone who understands the “Whole Process” or the “Big-Picture”. The big picture of selling a home in Texas includes proper pricing, effective communication, appropriate paperwork, successful marketing, scheduling, time management, crucial time lines, coordination of services, negotiating skills, along with overall management of the entire process from listing to successful closing. And so much more! With this in mind, let’s examine the background, education and experiences of James C. Bivins – Your Realtor®.
One of James’ high school coaches described him as “the most industrious and hard-working young man he had ever met.” This is because while in high school, James started a swimming pool cleaning service business that grew into a swimming pool/spa supply and service company. He earned a college scholarship and continued to successfully operate the business, while at the same time, attending college full time and managing a college football team. During this very busy time, James worked with HUD and the Resolution Trust Corporation maintaining the swimming pools at vacant properties. He also invested in several rental properties before age 25. His dedication to high school sports led him to sponsor a summer league baseball team that he coached.
After earning his college degree and as life moved on, James decided to sell his business and pursue his childhood dream of becoming a high school principal. A path that, oddly enough, took him right into the world of Real Estate. He served in almost every position in the Field of Education from on-call substitute teacher to Superintendent. Oh, and yes, he did serve as a high school principal for a while. Many of his former students stay in touch with him to this day. James served over a decade as Superintendent of Education for a large charter school district that operated 7 campuses in different counties throughout Texas. Once he led the progression to get The District’s academics on track, in record time, the focus was on financial stability for the Charter School Organization. The plan was to buy a building each year and renovate into an outstanding school campus for each school. This strategy worked. In his 10th year of service, the Charter School District owned, debt free, all school campuses and the district office with the exception of one campus. The one campus that was not owned was the result of a partnership between a city and the school whereby the school leased the facility from the city for only $1.00 per year. This campus was across the street from a library. The library included an auditorium for fine arts productions and through negotiation skills, a successful win, win, win situation was born. A win for the kids served by the district, a win for the city, and a win for the tax payers residing in the city. For almost 8 years, James was involved in the purchase of buildings, renovations, architect planning, planning and zoning requirements, and everything involved in successfully opening a school in 7 differing cities and counties. He spent countless hours poring over documents, real estate contracts, referring with Attorneys, Mayors, City Councils, and at one point he even secured a Special Use Permit (SUP) from the city of Dallas in less than 8 months! The school district also enjoyed healthy reserves. James delighted in seeing students flourish in the environments of their “new” school buildings.
James has always had a servant’s heart and thrives on helping people. His “fun activity” for the week was teaching his Adult Auditorium Bible Class each and every Sunday. He did this faithfully for over 13 years. When Covid-19 gripped the nation, he wrote a book to help people effectively cope with grief. It’s titled: “Walking Through the Valley of Grief.”
Residential Real Estate just seemed a natural progression for James after he retired from the Field of Education. He received his Texas Real Estate license. He now puts the power of all his past experiences, knowledge and education to work for his clients. He easily walks his clients over the hills and through the valleys of selling their home. His dedication, integrity, honesty, and genuine desire to help each client with one of the most significant financial transactions of their life are his greatest assets. He has always believed that “information is power.” He arms his clients with information. This is why he chose as his slogan: “Empowering my clients through education and exceptional service.”
